Your home inspection contingency is a time to conduct all necessary inspections as well as review seller disclosures. After you’ve completed and reviewed all your home inspection reports and seller disclosures, you will have a chance to negotiate any hidden defects or repairs that come up during those inspections. 

We recommend you be reasonable in your request for repairs. Sellers will likely not pay for things like older plumbing and electrical or to ‘update’ the home, but might be more open to giving a credit, if say the sewer report shows that sewer line is broken or if the fireplace is a structural hazard. It is best to have inspection reports to back up the condition of the items you’re requesting be fixed/ replaced.

Sellers are usually open to some repairs since the inspection report becomes a disclosure item for any future buyer who may end up having the same issue.Sellers can either fix the listed item or give a monetary credit towards closing costs. If the seller refuses to repair or provide a credit, you, the buyer have an option to either move forward with the sale as-is or walk away from the deal.
